Jefferson Business Corridor

Modeled after an earlier successful retail corridor, the Jefferson zone takes in some 700 acres of commercial, business park and industrial land, primed for development.

 

The corridor is served by Jefferson Avenue, a six-lane capacity road that is the traffic lifeline to the area.  Some sites in the corridor boast freeway visibility, and all have easy freeway access.

Reduced risk in the land entitlement process
  • Master environmental assessment completed
  • Master plans have been done for drainage, streets, sewer, water and other utilities
  • Technical reports have been finished for biology, cultural resources, preliminary seismic, drainage and hydrology, and traffic
  • Detailed feasibility study information is available for infrastructure costs and development impact fees

Maximized permit streamlining

Staff has authority to approve projects in the corridor without lengthy delays. Conditional use permits, tentative tract and parcel maps, development (site) plans, variances – call can be handled at staff level.
